Northgate is a large, developing area east of the Air Force Academy that’s home to New Life Church, Compassion International and the Rampart campus of Pikes Peak Community College. It is in Academy School District 20. Residents enjoy beautiful scenery from almost all directions: Pikes Peak and the Front Range of the Rocky Mountains to the west and south, the Tri-Lakes area and Black Forest to the north.

Northgate has many newer neighbor-hoods, as well as long-established ranches and horse properties and the established Gleneagle area.

North Gate Boulevard leads to the Air Force Academy and is near Interstate 25 in an area where major changes are taking place with a busy Bass Pro Shops, Magnum Shooting Center and a variety of new restaurants and shops as well as business-es and medical offices. Upcoming is Dave & Buster’s. Water parks are planned for the area.

Flying Horse is a resort-style lifestyle community on the north end of Colorado Springs in the Northgate area off North Gate Boulevard and Colorado 83. Along with easy access to major employers and area military bases, Flying Horse offers quick commutes to downtown Colorado Springs and Denver. It is in Academy School District 20. Neighborhood villages within Flying Horse offer a variety of home types, including premier high end, and each comes with a membership in the Club at Flying Horse, a luxurious club with family activities, a restaurant, tennis courts, gyms and multiple swimming pools. Higher-end options include access to the Tom Weiskopf-designed signature 18-hole golf course.

Cordera is a master-planned community with luxury homes, trails, cul-de-sacs, a community park featuring a summer concert series and a large community center. There are more than 50 acres of open space, trails and four themed play parks. The Cordera area is 10 minutes from the interstate in the scenic north/northeast part of the city.

If you love golf and sports, there’s Pine Creek. Beautiful mountain views, the 18-hole Pine Creek Golf Course, custom homes and District 20 schools. Boundaries are Old Ranch Road and Briargate Park-way, and it’s close to Colorado 83.

Wolf Ranch, voted a Gazette Best of the Springs neighborhood by readers, has spectacular views of the Front Range. Amenities include parks and open space, a rec center and a dog park. Gateway Park with a waterfall and pavilion leads the way into the family community at Research Parkway and Powers Boulevard.

A new custom/semi-custom subdivision tucked into the Black Forest/northeast area is Cathedral Pines, with acres of parks and open space, trails, multiple ponds and picnic areas. It’s close to the Club at Flying Horse. High Forest Ranch, off Colorado 83, is a private, gated community with homes set on several acres of land. It’s in Lewis-Palmer School District 38. A highly anticipated newcomer in this area called The Farm is being developed by La Plata Communities.
