A new hospital planned for North Nevada Avenue will boast about half the number of beds as originally envisioned, the project's developer said Wednesday.

Colorado General Hospital will be two floors rather than three - a decision that drops the number of beds possible at the facility from 52 to 24, the project's developer, Steve Meier, told the Colorado Springs Urban Renewal Authority.

Adeptus Health, the parent company of Texas-based First Choice Emergency Room, opted for the smaller size amid concerns that the building's height exceeded land-use regulations in the area, Meier said. He said the new two-floor concept would cost about 
$30 million to build.

"My clients want to be a good neighbor . " said Meier, with Texas-based developer Hummel Investments. "It wasn't that much, but it was making some people have heartburn."

Adeptus Health plans to close on its purchase of 
11 acres southeast of Interstate 25 and west of North Nevada Avenue in January, Meier told the board.

The hospital would sit on the southern half of the property and have about 100 employees, Meier said.

The fate of the remaining 5.32 acres of land remains unclear. It may be resold to another developer for "complimentary-type use," Meier told the board.

The hospital's original development plans, filed this year to Colorado Springs city planners by a representative of First Choice and Hummel Investments, called for an undeveloped third floor capable of an additional 28 beds. It could also have been used for medical office space.

New development plans will likely be submitted to the city this week. The new size of the facility will drop from 86,000 square feet to 58,000 square feet, said Tim McConnell, with Drexel, Barrell & Co., a Colorado-based engineering and surveying company.
